Modulous
↘ modulous.comA housing development platform that paired design software with a modular building system. TESSA generated a fully engineered, costed scheme for any given site, and the Kit of Parts turned that scheme into standardized assemblies made by supply chain partners instead of in a factory of its own.
They primarily sell to Asset Owners/
It touches four phases of the supply chain with a product that is moderately digital.
If this works, it will disrupt Design and Planning Services, Engineering Services, and Construction Services.
Modulous entered voluntary liquidation, with Opus Restructuring appointed, after a prospective buyer for the TESSA software withdrew. All 50 staff had been made redundant at the end of November 2023, and the company left around £4m of debts, including unpaid final salaries and four months of pension contributions. Chief executive Chris Bone blamed "the vagaries of the venture capital markets": around £30m of pledged funding stalled when one funder pulled out and the rest prevaricated, and the business "couldn't bridge the gap". A new company, Modulous Technologies Ltd, was registered on 9 January 2024 with Bone as a person of significant control; no evidence was found that it has traded. The modulous.com site remains online and unchanged, still marketing the company in the present tense. (Building Design, Housing Today)
